MINIMUM STANDARD OR CONTROL

| 1)
Minimum Allotment Size |
The
minimum allotment size on which a single dwelling can be constructed. If
an allotment is less than the minimum allotment size Council may require
a SEPP 1 objection. |

Front Setback |
This
is the minimum front setback or building line for a single dwelling. |
| 3)
Side Setback |
The
minimum setbacks for single dwellings from the side boundaries of a
site. |
| 4)
Zero Lot Line |
Information on zero lot lines, if permitted by Council for a single
dwelling. |
| 5)
Corner Block |
Minimum setback to the secondary frontage for a single dwelling on a
corner block. |
| 6)
Rear Setback |
Minimum setback for a single dwelling from the rear boundary of the
site. |
| 7)
Height Limit |
The
maximum height permitted for a single dwelling. The height control may
relate to number of storeys, ceiling height and/or roof ridge height,
usually taken from natural ground level. |
| 8)
Building Envelope |
Some
Councils require single dwellings to be within a building envelope or
building height plane of 45o over the actual land to be built upon, from
a vertical height of x metres above the ground level at any boundary of
the site. |

Wall Breaks |
Some
Council require walls of single dwellings to be articulated (broken) at
certain distances to provide relief. |
| 10)
Floor Space Ratio |
Some
Councils use a floor space ratio to control the size of a single
dwelling relative to the area of the site. |

Site Coverage |
Some
Council have a control that limits the percentage of the site area that
can be built upon. Built upon area usually includes all hard surface
areas including verandahs, driveways, decks, paths, tennis courts and
may include swimming pools in addition to the area of the single
dwelling. |

Some
Councils have particular Design Requirements for single dwellings. These
are included here. |

Landscape and Open Space Requirements |
This
section includes the requirements of Councils relating to landscaping
and open space. The information includes: whether or not a landscape
plan is required to be prepared for single dwellings, minimum numeric
controls for the amount of landscaped area or open space required and
other requirements of Council regarding open space and landscaping. |

This

whether or not on site detention is required are included in this

The
minimum requirements of Councils regarding parking for single dwellings
including the number of spaces required and minimum dimensions. |

permitted by Councils. |
