Areas covered

The Service covers the majority of local government areas in the Sydney, Illawarra and Hunter regions as well as some regional areas. Additional areas can be supplied on request.

Who should use this service

The Service is designed primarily for building companies, architects, designers requiring information regarding Council planning controls for residential development.

Council planning controls

Most Councils have a series of planning instruments which contain controls which are the minimum requirements that Councils consider are likely to meet Council's planning objectives and performance criteria for particular development types. These controls can be found in Local Environmental Plans, Development Controls Plans and other Council policy documents. Most Council Planning controls are complex and cumbersome. Every Council has different controls and organises/expresses those controls in differing ways.

What PLANDATA™ provides

Our PLANDATA™ Service can assist your company by giving you quick easy access to information on key council planning controls summarised in one document using standardised fields. The Service provides a separate PLANDATA™ Report for each local government area. Each PLANDATA™ Report organises the planning control information into 26 standard fields, including minimum setbacks, height controls, privacy issues, energy efficiency, floor space ratio, site coverage, stormwater requirements, levels required (whether AHD or assumed) and landscaping requirements. PLANDATA™ Reports also include a list of the documents required to be submitted to Council with the development application.

How to use the service

The information contained within the PLANDATA™ Reports will enable a dwelling to be designed according to the minimum controls. In most cases, compliance with the minimum controls will meet the objectives of the relevant DCP. However, compliance with the controls does not guarantee approval of an application.
